I appreciate your feedback and though he may be upset with me about it, I am going to make sure we are braking enough to thoroughly evaluate not just how great the numbers appear initially on a deal but how quickly/does it enable us to get to the next deal!

Phase I ESA research consists of doing a database search (this is generally ordered by a provider that will search all environmental related databases for that area that you do not have access to), historical records reviews (topos, aerials, Sanborn maps, city directories, etc.), file reviews, site visit, and interviews of not just the property but of also of surrounding properties.

You can use intergromat.com, which has a free service, and crest automatic tasks like daily imports to mail chimp or auto welcome emails to your database.

The ULI membership includes access to a database of member contacts, which was very helpful to me when I was networking.Acquisitions guys tend to be in NAIOP, which is more acquisitions and brokerage focused.Getting an analyst job at a CRE brokerage house is a good way to break in, as well.

As the syndicator starts performing and investor database grows then the syndicator typically looks for cheaper capital so they can make more as the sponsor on a future per deal basis.For non-recourse guarantors (kissing the note) I have seen from 5 to 15% of the deal depending on various factors but likely deals have been done outside of these ranges.
