If you choose your fund well, this should not make a life-changing difference.I also think you are comparing apples and oranges when you are comparing the actual yield achieved on a fund with the projected yield of purchasing an individual note.

I've joined a few on the Meet Up app but haven't been able to get out to a meeting yet. 

Since you are looking for buyers I suggest joining as many networking sites as possible, Facebook, Instagram, and an app called meetup and focus on any groups involved in real estate, especially in your areas of interest. 

(garbage in garbage out I know, but it at least helps me compare apples to apples) The combined value of the two properties were worth about 1.1m as of January of 2017 and appreciated to roughly 1.25 in January of 2019.
