Kansas City Time to Fill Vacancies

I have just purchased my first rental property in Blue Springs (eastern Kansas City suburb).  I am curious if anyone has insight into average time to find a qualified renter? I have had it listed for two and a half weeks and am averaging two calls per day, but have only had two showings. 

The house is 1300 square feet, 3 bedrooms 1.5 baths with a really big yard. Updated kitchen, bath, and refinished floors throughout. I have it listed for $1,300 per month.

I have it posted on the free online sites/apps like Zillow and realtor.com, but most of my calls have come from Facebook or the sign in the yard.

I find that my qualified tenants in KC come from Zillow and Trulia. Although I get leads from FB Marketplace, Craigslist and yard signs the tenants usually are not qualified. So the fact that your leads are coming from the yard sign may be part of the problem. Like others have said-horrible winter in KC, people are not moving unless they have to. In Spring and Summer is when people move. A tip is never to have your leases expire in the fall or winter, you want to renew in Spring or Summer. Mostly because if your tenant moves out it will be much easier to find another one!
