Plumbing all that to the house is a couple grand more before rough-in.My property is in a very rural area right next to a popular ski resort plus it is elevated on a ridgeline.

They will need it anyway for financing.Lease options are a common tenant scam: bad landlords asking 5% option fee for 12 months knowing that the tenant will likely fail to get financing, then kick them out by non-renewal and do it all over again.

I dont think these things are hard and fast.. to me look at whats left after the rent is paid is it enough to really live on.So if rent is 5k a month for instance that means tenant needs 15k a month in income pretty standard .. well that tenant now has 10k a month to live on.. most people can make due on that.so if this tenant came to me and only made 10k a month 2X the rent I know they have another 5k a month to live on so sure that works.where this is important is in lower income low rent areas were rent is say 800 a month and 3X is 2400 minus rent leaves 1600 a month for EVERY thing else can you live on 1600 a month ???

So both are easy "no's" for me (and no need for me to go to my additional critera...but where both also fall short in multiple areas).A different investor coming from a different place will feel differently (and may love both).

What I'm wondering though is if any agaents/builders in this area or any other areas include actual proformas with their sales materials.As a long time investor, I look at the numbers on these deals - even at retail prices - and am amazed at how good of an investments these cabins are if someone actually looks at all the numbers.
