On the flip side, you could purchase in lower-risk areas like Gwinnett, Cobb, and Fulton County and have a cosmetic rehab, but it'll come with a higher purchase price. 

Consider doing section-8 if you end up buying in some of the rougher areas.

Four Corners is in Florida (Disney area).

Not terrible area, but just not great.I like Sherman area for the most part and think there is opportunity there, but there are plenty of other areas as well.   

Dewald: Some other good zips are 63074, 63042, 63044 - great for long term rentals.There are good areas in south city left as well :-)I see more and more issues with municipalities like Berkeley, Pagedale where they want to narrow down the amount of rentals within a neighborhood and require homeowners to occupy and won't give out occupancy for rentals.Let me know if you've got any questions.
