It's just my opinion that trying to collect big deposits and rents gives a negative view about how I conduct business, going beyond what is usual and customary might work on a few, but seems to me it says more about not trusting, hedging against the reality of working with people, that in the future the LL may be unreasonable.

We have mastered "people skills" -- and part of people skills is not letting it show when you think someone is being a jerk or unreasonable.
