It's been suggested that perhaps other land uses may be more attractive, like constructing self-storage facilities. 

If that passes, watch a complete crash of the tourism economy and property values.

I am purchasing a property 3 blocks away for a large, well-known medical establishment (3 hospitals, bio-science facility etc.)-  20 minutes from dt Denver.

My stepdad built, ran and sold several storage facilities years ago among other endeavors, but I haven't picked his brain on it too much since I haven't had land to put any on.

I've also seen various nurseries bought out (Dardano's on Evans is now a grow facility).  

When our regular flooring/tile guy was in a motorcycle accident and spent a month in a rehab facility, we visited him a few times and brought in foods he was craving.... hamburgers and pizza!

Also, we are assuming the property is not with in a 1000 foot proximity of another Residential facility.

As I understand it, tourism is one of Fiji's largest industries, and there is no shortage of resorts as far as I can tell.

I was also involved in the development of a small (20K SF) self storage facility where I own a minority stake.

Nothing stops your father from renting out his house if he goes into a facility, there's no need to run it thru an LLC.
