I went to see the house and it's in great shape, no apparent defaults and the house is mint, no rehab to do whatsoever! 

So, those 5 spots cannot be filled and therefore absolutely cannot be counted as any value whatsoever.  

, I would say your real pay day is in your human capital right now and establishing yourself in the dental profession (lots of teeth out there!)

I do not focus on anything else whatsoever.  

I definitely understand that you have limited exposure, but considering the overall net-worth and exposure within my personal/family accounts, I don't want to have that exposed whatsoever. 

I wouldn't partner with anyone that is green and hasn't cut their teeth on real estate investing yet.   

That would depend on the teeth of the City and State.  

The decision isn't yours to make,it is the rightful owners of the property who must decide whether to get a kick in the teeth or not.Is the owner wealthy and not concerned over the other empty properties you haven't filled yet or are they breathing down your neck to get the rented?

I had a client who almost lost her life changing a smoke detector battery, it was going off in the middle of the night and was on an 18' tall ceiling (why it had to be there I know not), she got an extension ladder out to change it, unfortunately the bamboo flooring allowed the ladder to slip and she slammed face down on the floor, a most awful accident...teeth, jaw...etc....it was really bad.
