To me that seems to outweigh the risks.

My feeling based on a lot of research is that for a small investor, the benefit of purchasing properties under my name and getting those benefits far outweigh the possible liability protection of an LLC.  

Larger commission on a cheaper property can easily outweigh a smaller commission on a more expensive property. 

As mentioned, this can cause more wear and tear and it may be hard to manage if you are out of state.There are a lot of options in MN, unless you have reasons to keep the house in CA or if you think the appreciation will outweigh negative cash flow you may be best selling and investing locally. 

Point being, get it in writing to understand what your true cost is, whether it's out of pocket or rolled into the loan, then you can decide if the benefits outweigh the cost.

Sure you might have a break in when it's vacant or a tougher make ready every once in a while, but with the lower income I see longer leases and for me personally, the good outweighs the bad.

For someone to own a home, the economic benefit must outweigh the cost or else they would rent, live with family, or find another home.

Any bulk discounts you could hope to achieve are outweighed simply by having the word "Commerical" in the policy.  

It seems to me like the disadvantages to both the tenant and landlord are outweighed by any advantages that long of a lease term may provide. 

Do you guys think this is a significant enough factor or would you find Multi Familys pro's still outweigh their Cons?
