so to play devils advocate Pratik if the property will sell for 200k and you negotiated 150k and in Sac you could list it on MLS for 200k an sell it in a matter of hours for all cash.. what value do you bring to this deal for the seller.. they would net closer to 185k than 150k I see this all the time that wholesaler bring value in some markets I get that especially low value super rough areas that are underserved by the RE community but I fail to see the value proposition you bring when you make these kinds of margins.. how do you explain this to the seller that their home which you KNOW is going to sell for 200k is only worth 150k because you want a big pay day.. how is that bringing value.. ( just playing devils advocate this morning and curious of your response or rationalizing this )

Doug I have met many mainly when I bought their home at auction because they let their kids borrow against it and blow the money.and of course in my 30 plus years of loaning HM I have seen a bunch of this activity over the years.18 months ago I had a wholesaler contact me ( which is rare because I generally wont talk to them) but he got through to me and it was a property in Charleston SC were I build.. and the price was right .. but when I did a quick title search I saw that he had recorded a power of attorney for this lady that spelled out that he could sell the house and pay her 100k and he was offering it to me for 196k.. so I called him on it.. and said hey there.. this lady obviously does not know what she has the value is in the lot.. so no real up side as is unless you build a new home so for me to buy it at 196 was about market..

With all that now I’m getting the ac don’t work again so I send out a ac tech I explain to them the the tenants are claiming that the ac isn’t cold enough that the Edison guy that took off the summer saver box off the ac fan told him the ac needs a Freon boost I’m really now the Edison guy is a ac tech the ac was running cold now it’s not working .well the ac tech did a leak test ,pressure test and said it was fine but it looks like it was tampered with he also said if there was a leak there wouldn’t be Freon in the system still so I payed him to fill it up since there was few pounds of Freon still in the system he also asked me when was the last time i serviced the ac I told him about a year ago .he said that long ago if there was a leak there would be nothing in the system so after paying a few hundred dollars ,now I get another call saying the ac is blowing hot air .so I send the ac guy back .the same ac guy said looks like it’s been tampered with.so now I decide to pay for home warranty insurance after the second repair and now the tenants threatened to sue me.for my fist rental this is a bad experience of tenants trying to scam me and the plumber his freind doing fraud.i later called the water company again spoke to the manager this time explained what going on.he said just tell the tenants to call and give a one time to talk about the bill that I don’t have to be on the account so i did they refused again.

Save up for the down payment, and save up to buy yourself out of your lease--- and get your own house, something nice and turnkey... see if you even like home ownership, sometimes it blows.. just had to spend another $300 on HVAC today... oh and last month I had to spend $980 (actually total was around $1500) on fixing another HVAC... it's not all glamorous!
