Investing with a fund that does a lot of due diligence on the operators can add a small layer of fees but it can pay off big time if they are doing a lot of due diligence.

It sucks for us LLs, because if the tenant is poor, LL won't go to small claims to get award, too, and then there's eventually no record.

You will have enough for a small downpayment on each option, depending on the area chosen in each case, and you won't have much of a cushion after closing costs. 

From what I can tell, it seems like most of the very small towns in this area; tons of trailers, single family homes, no visible high rises or larger multifamily that I saw. 

Like you said, they are stick built small studios that have a yurt like look.They are pretty sharp and I like the setting.
