Usually just mowing the leaves is enough to break them up and allow them to keep composting, about 8 months out of the year(Spring summer early fall) it is warm and wet enough that they never build up.

In terms of appreciation as a market, the big picture long term .... probably isn't very strong (Cincinnati is not a warm, southern city), but in isolated parts and strong neighborhoods normal market appreciation will still be there.

Thanks for the warm welcomes everyone,Jerry W, I've only gone all in on the first hand once, but I did have the nut flush and there were no pairs on the board so...Jeff S, Eventually I would like to buy and hold, but I see myself rehabbing 10 or 20 properties between buy and holds so that I can buy them cash.I just started working with my first RE agent last week, and I plan on meeting at least 2 more very soon.

Only thing I would do going forward in the rental arena would be a building large enough that I could hire someone like Cambridge here in Oregon and it also had an onsite manager so I truly never had to deal with TTTBut any way  enjoy the warm day today  :)
