Do you have any good suggestions for sweet spot of flip market or team building?

I'm currently under contract for a spot in San Marco that I'll be renting out that is mixed residential & commercial, and will continue to look into multi and single-fam rental properties (using BRRRR) as well as land and potential building oppty's. 

There is no other business endeavor where there are some many ways one can be separated from his/her capital through ignorance, incomplete knowledge, dishonesty, impatience and so on.There are so many blind spots, landmines, at every turn, regardless of one’s strategy.2.

Also, my suggestion is a 1 story with under 2,000 sq ft. 1.200 sq ft to 1,500 sq ft is the sweet spot - less stuff to break down and lower expenses.

Portland is in a unique spot right now working through some rental regulations (both city and state-wide) that have the market in a bit of a tizzy...some are pulling out, some buying in, and some are just sitting and waiting.

@Conor Moran I am looking at spots that have great access to a nj transit stop.

I am also in Corpus and we host a monthly meet up in various spots around town.
