I think you've rightly identified that the timing is specific and tricky but it can be done.A couple easy ideas to overcome the timing obstacles.1. get contracts on your properties contingent on you finding the right replacement. 2. get a contract for a large replacement with an extended closing date or contingency.

Personally, I prefer to work with people who are professional enough that, once we have discussed what is to be done, how and when, they are autonomous enough to do it without my having to follow up constantly, and courteous enough that, if there is a delay, they let me know that they cannot meet the original deadline and provide another delivery date.

Regarding resales after the rehab is complete:I read somewhere that it was suggested to include a maximum of five weeks as the closing date in your agreement with the buyer (five weeks post the date the contract is signed that is) and that loan funding, whether it be conventional, FHA, etc. should not take any longer than this with a good broker.Is this realistic?
