First off, how do i get the seller to sign the contract, by sending it through email or a certain website?

We have made some offers, pulled out of 2-3 due to unethical reasons with realtor/seller, lost some offers, and now hopefully, a closing at the end of the month in Murray Hill.   

The options we're considering are either a multi-family unit in the city or a short term rental property in the city or up to 2 hours drive from Sewickley.However, we're in need of professional guidance to help us make the best choice for our family and investment goals.If you were in our shoes, what would you do next? 

We would enjoy keeping vacancy rates as low as possible, providing great tenant support, and even some simple maintenance and up keep on short or long term rentals.

Our plan was to do an ADU garage conversion (I know, super original), rent it out Short term / Med term, and then spruce up the main house after a couple of years of the ADU income.So, we started the ADU permitting process right away…The main house was livable but very old.

I bought a property once that where the sellers family was one of the tenants, and it was rented below market.

I have been generating a "short list" of different markets of interest, and one of the areas that seems promising for short term rentals is Branson, MO.

Most guru's try to create short-cuts that don't exist.

Sometimes when you listen to what the seller really wants and how they need help, you can both get your way a lot more effortlessly

The seller listed the property this past Monday and will stop taking offers on Saturday.
