If you can afford the time you might ought to practice on offers and construction/repair estimates.Always remember to do the math analysis on your prospective properties and try to look at them when you begin or at least have a clause in the sales contract that allows you the time (usually about 10 days) to make a detailed inspection and possibly back out of the deal without a penalty that will hurt you too much.

I guess I just assumed a prospective buyer would want to see the lease to know if the terms were favorable before buying -- i.e. no smoking, no pets, etc. --  and that with no lease, the value of the triplex would be significantly diminished.

To reduce vacancy, a TK provider could rehab the house to make it look new (new countertops, ceramic tile, new vanities, cabinets, etc), so that it makes your property more attractive to prospective renter instead of a landlord whose home looks like it has not been updated in 20 years.
