I may be doing something similar,  though in my case what I really want is a workshop,  but I also want to future proof the house I recently bought as the city keeps growing so anything I build will be convertible to a living unit.If your home is in single family zoned area the owner must occupy at least one unit of the property for the 6 months of the year,   but it can be either the main home or the (D)ADU.There are various proposals floating about to either allow 2 ADUs (one detached and one attached) per SF lot,  or just eliminate SF zoning like minneapolis (I think) just did because you know,  SF zoning is bad now.

As such, there has been a bit of a recoil, including some custodians that used to allow for personal storage via an IRA LLC now asking for proof of 3rd party storage such as a bank deposit or personal vault account with someone like Brinks.The best practice has always been to have documented storage such as a bank deposit box.

[Note: only way I see to make reasonable return is with mobile homes and that presents all sorts of new challenges in this area]I won't say that the area is recession-proof, but a lot of big investment is going on in the area with large companies pouring in the money.

I also require all applicants to submit a photo/scan of a gov issued id, as well as 3 most recent pay stubs (or other proof of income for students).

Hello BP family, I am a new wholesaler/investor in Baltimore, MD  I would like to know as a new wholesaler, when I assign a contract  to the assignee and the proof of funds are presented, can I collect my fee as the wholesaler then or should I wait and go to settlement to collect?
