You can send a lease violation notice, which could ultimately result in them losing possession of their unit.The nuclear option would be to tell this person they are not allowed on your property and provide the police a notice of trespass.

You bring up a great point and you're correct, I've noticed as well that most 2-4 unit listings are tenant occupied.

Then, the first day the Tenant is Late and gives you an Excuse, you run over to put up the Three Day Notice on their Door or if possible give them Personal Service.

Escrow really dropped the ball since that lien should've been discovered and resolved prior to buyer giving their landlord 'notice to vacate'.Now Seller is asking for a minimum 30 day extension to try locate lienholder and clear lien however, buyers would have no accommodations to stay in the interim, as their landlord stated they have to be out in 14 days since landlord already filled their vacancy with another tenant and have no other units available.

Hello Investors communityIn contract to buy a duplex in Lake Havasu city AZ, we have 1 of the tenant that has been there for 17 yrs, receive HUD rent  assistance basically a section 8.If we send a 60 days notice ( month to month lease - should be 30 days notice ) to evict , will HUD can oppose to eviction  ?
