Texting Autoresponder - is it feasible for promoting land?

The SMS keyword autoresponder lets you set up pre-programmed messages to go out when certain keywords are texted to your shortcode or phone number. The automatic response can include everything from a coupon code and sale information to a notice about an upcoming event.
I am very curious about the feasibility of this 'keyword texting technology' I thought it could be useful to selling houses/lots by placing signs on the lot or directional signs at street corners. Back then, I remember Realtors have been using sign riders to offer detailed info, txt back to potential buyers driven by their signs. I am surprised this is not much used or not mentioned by flippers/rehabber/land investors etc. What's your take? I also believe this is not spam because the buyers took initiative to inquire.
