HUD section 8 question
Hello Investors community
In contract to buy a duplex in Lake Havasu city AZ, we have 1 of the tenant that has been there for 17 yrs, receive HUD rent assistance basically a section 8.
If we send a 60 days notice ( month to month lease - should be 30 days notice ) to evict , will HUD can oppose to eviction ? since the rent market is around $1175 to $1275.

Hey Karim,
That should be enough time to give them notice and you should read the section 8 contract to confirm the terms of terminating the agreement. Question, have you considered trying to increase the rent instead of asking them to leave? Unfortunately with section 8, you can only increase rents once a year at a specific time, maybe that time is coming up? If so, you may be able to push the rents up and hold on to the tenant and collect the additional cashflow without having to rehab the unit. If they have been there for 17 years, why not have them there for another 17? Just my thoughts.
