Recently, a newbie wholesaler (ie. supposedly highly motivated) started a Thread asking why did everybody say it took between 2 - 6 months to close their first deal, when she knew of a lot of deals that closed within weeks.

If the stated payoff is not correct, your contract should provide avenues to legally and ethically terminate.You can also have the seller get a written payoff from his lender, but you risk losing a deal to another investor if in fact the seller is motivated.

Done effectively and in the proper way, this can not only have you be the 1st person that cash buyers and motivated sellers come to in your local market, but you will have enough leads to cherry pick the ones you want and sell the others to other investors (and the price for good leads is salty for sure).I will say this...Most folks don't know how or have the time to do all these things themselves, but there are firms that you can outsource this whole process to so that you don't have to do a thing.

I need to add that he is selling FSBO.Since I'm a wholesaler, I can see this situation playing out to my advantage to where I have a super motivated seller driven to his wits end by a crazy tenant.
