Introduction from: Northern Virginia(Fairfax)
Hi All,
My name is Jeremy Knox from Fairfax, VA/D.C. Metro area and I'm not sure if I should call myself a new investor anymore or not. I started my real-estate investing education in 2010, but it really kicked off when I attended my first seminar in September 2012. Since then, I've taken seminars on Wholesaling, Lease-Option, Foreclosures, Probate and Creative-Financing. The reason I'm not sure if I'm still new or not is because my first deal still eludes me.
My biggest challenge right now is I'm full of the technical know-how to execture deals in wholesale and lease-option, but I've struggled to really get my marketing started. All the suggestions for finding motivated sellers in the classes I've taken tend to revolve around direct mail and getting lists from county records, but I keep hitting the road block that my county simply do not provide such lists. So, I've had a lot of difficultly in targeting the motivated sellers I want to offer services to. My phone just is not ringing!

Welcome. It sounds like fear may have taken hold remember FEAR is false evidence appearing real. Push through it.
Locate and attend 3 different local REIA club meetings great place to meet people gather resources and info. Here you will meet fellow wholesalers perhaps if you locate a deal you can work it together. You will also meet all the cash buyers (rehabbers) you will need.
