I let them stay but they have been late with rent since I bought the property, and recently the tenant had an altercation with someone he knows and that person broke 3 of the windows.

A lot of us were doing so before the official government lockdowns.Here in California, the weather has been relatively crappy lately, which I think has helped to keep people inside.

Also, due to the virus, the April 15 payment this year can be made as late as July 15, without interest or penalties.2.

I am diligently trying to procure a home but am at a late start at 33 years old.

He offered to pay April rent over the next three weeks and I waived the late fees. 

There likely will not be late fees.Good luck

@Antonio Ramos - I am in a similar situation in LA country... tenants started paying late before the crisis, have continued paying late each month and now have stopped, but with no indication of hardship from Covid19.
