@Jonathan Taylor Smith makes a great point, before creating our own property management company I had tenant go directly to my site and fill out detailed application at which time I would have my automailer send them to my screening site (i had them pay on my site 50$ for screening app but it only cost me 30$) but a LOT of people we rent to did not have a phone or internet so we would meet them and screen them at that time.there are other rental platforms and CRMs that are inexpensive and free that give you more control and flexibility with how to manage your rental process

There are templates you can use to analyze all over the internet but a colleague/partner of mine taught me how to build the spreadsheet from scratch and had me do this several times with different properties so that I could really understand the calculations and how the variables change with different properties.

I dont think anyone would find a specific case where a court has upheld a breed restriction in terms to a service animal, but the case law the other way is overwhelming...it's just that case law is not easily searchable....and half the stuff on the internet is just wrong.
