@Jonathan Taylor Smith makes a great point, before creating our own property management company I had tenant go directly to my site and fill out detailed application at which time I would have my automailer send them to my screening site (i had them pay on my site 50$ for screening app but it only cost me 30$) but a LOT of people we rent to did not have a phone or internet so we would meet them and screen them at that time.there are other rental platforms and CRMs that are inexpensive and free that give you more control and flexibility with how to manage your rental process

There are templates you can use to analyze all over the internet but a colleague/partner of mine taught me how to build the spreadsheet from scratch and had me do this several times with different properties so that I could really understand the calculations and how the variables change with different properties.

However, given the advent of the internet along with the growing popularity of REIT's it is becoming easier to determine a relatively significant beta.

well for us we build new construction most of the time.. so we use it to find hidden gems in the land area .. and very complicated titles and or strict foreclosures that are not blasted all over the internet..  

I dont think anyone would find a specific case where a court has upheld a breed restriction in terms to a service animal, but the case law the other way is overwhelming...it's just that case law is not easily searchable....and half the stuff on the internet is just wrong.

Homebase also builds out your own internet infrastructure allowing you sidestep the internet service providers and sell internet directly to your residents opening up a big potential revenue stream.

Hey All,I have been reading through posts on solo 401ks on BP and articles on the internet but I'm not quite finding answers to all my questions.

By the time deals hit the internet, they have been picked over clean. 20-30 units however; are a bit smaller than the big buyers are looking for. 

@Joe Maron if the internet did not exist it would be a little easier to pull this off.
