I mean, yes it's more work for the manager, but he/she will also be paid more since the property will have higher gross income and the manager will be paid a percentage of that.Lastly, your friend who has a 100 beds, which by the way is very impressive - congrats to him, does he divide the properties per room, and does he manage them himself?

I saw one of their properties and was impressed with the rehab.They offered me a deal of 20% apr on my $25k investment on their next property.

Im thoroughly impressed if out of state investors are coming in and taking these chances. 

These guys here are smart and helpful but a little self education and their help might get you really thinking.I usually don't write so much but I'm impressed with this group.

My first impressions are that this is an affordable rental area, with mostly 1940s homes.

As a somewhat related side note that dark kitchen floor appears to be 9x9in.vinyl composite tile.

It looks like you're deducting the money you don't really spend - which is nice, kind of.In reality, that impression is deceptive, but this would be a completely different conversation.
