Little Rock locals: Can you tell me about this neighborhood?
Hey Little Rock locals!
I am considering purchasing an off-market rental property in Little Rock, and would love to hear from someone about the neighborhood. The property is a block directly north of University of Arkansas at Little Rock, on S Pierce. Does this area have mostly students or families? How would you rate this neighborhood? What are the +'s and -'s?
My first impressions are that this is an affordable rental area, with mostly 1940s homes. Seems like there are a lot of rentals in the neighborhood. I'm hoping it is somewhat desirable, due to the close proximity to the university and downtown, in general. Thoughts?

It’s no good for students. It’s very low income.
Have you bred there? Did a drive by?
Basically anything below I 630 you need to know where to buy.
Also check for flood zone on the FEMA website.
