Our first house was a foreclosure that also needed a ton of work!

The issue is that in all states, filing a prearranged deed as a cure for default circumvents state foreclosure laws.

I've seen news stories where the owner of a $200k house got into a shoot out over being removed from his house after a foreclosure.  

They will likely be 1) motivated 2) actively on the market 3) happy to strike a deal to save their own credit and finances without foreclosure.

All the short sales I saw went to foreclosure.

Not hubzu (although I have dealt with them)But "Regular" foreclosure by fly by night realty company.2 days bef closing OUR title company found unclaimed 3rd mortgage, not yet foreclosed.Sales price $5000, unclaimed was $9000 ten yrs ago...

Not positive for Texas, but your mortgage should survive any HOA foreclosure. 

The MLS is tough to use for this area and wondering if there are other ways to find out some potential foreclosures before they hit the MLS.

Can anyone suggest a good, recently written, book on starting off in foreclosure investing?
