Good eve fellow investors  Has anyone heard of a Lender by the name David Clettenberg?

We looked at several properties, but they were getting snapped up the same day they came on the market, or they were being marketed with an offer presentation date (read: bidding war set-up), and I'm not a fan of my clients getting into bidding wars.A week ago, a new property came out on MLS on a Friday, with no offer presentation date (the Seller would consider offers at any time).

The way the asset manager commission works won't benefit from it, so therefore an agent that has experience making offers on REO will most likely opt to close on a date that is beneficial to the asset manager. 

Call the power and water company to verify the units are up to date on payments.

Today is supposed the closing date,  but the seller just don't response to our request, what should we do now?

Would it be possible to share more knowledge about the process or model you follow to the fellow BPers?

I currently have a nightmare tenant that I have a court date for eviction.  

I am yet to be a landlord, but maybe structuring his payments with a different pay date to alleviate your headache.
