they will continue to get water but only the cold.  

Your buyers have little loyalty either they just buy who ever brings them the best deal.. and if they are turning around and flipping YOUR NOT THE LISTING Agent.. your in the cold.

I know this from experience, the first home I got under contract I had no buyers at all and actually cold called one of the "we buy houses" guys (I won't mention names...) in my city and he ended up being another wholesaler who kind of screwed the seller and tried to kick me out of the deal, I had no idea what I was doing at the time, didn't know what questions to ask to screen a buyer. 

It's the same thing with cold-calling, you get a higher response rate with your 6th call than with your 3rd.  

Last winter was mild and I only took the building over Dec 1 so I haven't seen the full impact of a very cold winter.

Most of the advice is geared towards being a full-time agent, like lead generating and cold calling for 3 hours each day. 

I find that at least 80% or more of the Trulia/Zillow/Hotpads/Realtor.com inquiries go cold after I respond to them.
