Morning Everyone!

Hope your day is going well.

I have been doing a mass amount of reading through blogs from Brandon Turner and many other BP citizens. I have gone over numerous posts looking for answers to my questions and many have been found. There is one question that doesn't quite seem to get a dominant side on. That is:

Which comes first - Buyer's List or Marketing for a Deal?

Most of the blogs and posts I have read only talk about how important it is to have both, however, they do not go into any depths about "I started here and so should you" or "This is more important than that".

I am aware that I am going to get both sides of the story by asking this, yet I am thinking one side will finally have a dominant position to go on.

The easiest way to get a buyer's list is to have a deal. If it's truly a deal you will have no problem selling it. Buyer's lists are the biggest waste of time and effort. If you need to market to 10,000 people to sell something you don't have a deal, you have a house. 

Maybe you needed a buyer's list in 2010 when nobody was buying anything and there was tons of inventory, but that has totally flip flopped. Tons of buyers and no inventory these days.
