I didn't realize that Freddie mac type loans can be issued for multifamily properties where there are repairs needed and can be included with the purchase.If I can get some sort of forbearance for the first few months during the renovation ill be golden!

Because I have done alot of business with them and they know I can close I often times get deals sent to me before they go out to the general investor list.To answer your question, I do my numbers on the property, get my contractor over ASAP and if the numbers work at the asking price, ill take it.

My end result: i am looking for 1-2 deals per month consistentlyI figure it'll take 5-10 seller appointmentswhich means ill need 40-60 CallsFor that ill need a 1-2% response on postcards -or- 3-4% response on yellow letters.In my experience with yellow letters i did a 4-month campaign where i received a 9.4% response rate.
