It will impact lower to lower-middle class borrowers the worst (who are already hardest hit by liquidity issues during this pandemic). 

Then, they raised taxes on the upper-middle class when they couldn't get enough from the wealthy.

They obviously don't care about the coin shortage we're in the middle of.

The question is whether it's worth it to deal with the headaches that come with the kind of tenants who may be willing to live with strangers in the middle of a pandemic at a budget rate. 

Imagine an amazing deal is presented to you while you are in the middle of a rehab and you have to pass on it because all of your money is tied up because you bought with cash.Now if you have a million dollars in the bank and are talking about using cash to buy a $100k house, I would probably say go for it. 

There are some great areas to continue with your BRRRR model in Middle Tennessee area, along with a lot of flip opportunities as well.
