Did they have to do ozonation treatments or any other extreme odor remediation?

As is, this property looks like it’s extremely over-priced, but the reality is just that it’s underperforming.  

@Matthew Metros: There are too many mistakes here and as a noob, you have to be extremely careful. 

It is extremely important to watch your dates and get the documents you need.

The few I have talked to in the Stuttgart, AK area have either had extremally poor customer service or just been unresponsive.

Purchase price: $50,000 Sale price: $75,000 This home was in extremely rough shape and needed a full remodel.

When the moratorium was lifted, my nonpaying tenants vanished before I could take action to participate in the extremely slowly rolled out Emergency Rental Reimbursement Program.

Not saying it can't be done but that's extremely low.

I do see a lot of rentals on the market with electric heat though.The boiler is unfortunately in a tiny crawlspace with access via removing a part of the deck hence PITA :-) If I don't have to ever do anything down there great, so trying to 100% solve the don't have to do anything down there problem which would mean get rid of the boiler and figure out something new.

My best gut reactions is maybe a tiny drive thru coffee/ice cream shop.
