To figure out the right solution you need to do a cost analysis on the cost of money.

You also have for interior the TI, leasing commissions, legal fees, etc.There is a ton of analysis that goes into the built out value of the center depending  on mom and pop tenants, regional, or nationals occupying the space.

There are some problems with your analysis.

The MLS posting said property taxes for 2019 were $763(The analysis below uses $2K as I was just recently informed of the MLS tax info).
