[Calc Review] I'm a little confused on the cash on cash ROI

After I analysed a property that I would like to purchase and rent out in the BRRRR calculator, on the cash on cash ROI it was 11.7% /inf%. what does the inf% mean?

@Chase Whitney You pull all your original cash out so you have 0 cash invested. Anything divided by 0 is infinite. There are some problems with your analysis. Cash out refi will be limited to 75% of ARV or 86.25k and a higher interest rate. Insurance seems low. Vacancy of 5% is your tenants staying an average of 20 months.
