in 15 years of MH investing and repair - Lonnie Deals, landlording, wholesaling - my conclusion on roof replacement (accounted as "repair", usually) is:If it's a standard metal trailer roof, a membrane roof is most cost effective and efficient.

You would have to do the math on the rental fee, but a decent high efficiency furnace for the average 1200 sq/ft home should only run about 3000-4000 dollars and they last approx 12-15 years.

Good thing is that the duplex I am worried about most both tenants keep their thermostats at 90 degrees in the winter (thank god electricity and gas are separately metered) so my hope is that the high heat in the interior of the home travels the thermal bridge of the roof joists and aids in the melting of the snow on the roof... may be wishful thinking.
