Most importantly, a listing agent should *always* be available to respond to buyer's agents -- you'd be surprised how many phone calls you'll get that go something like this:  "My client and I were looking at a house in the neighborhood and we saw that you having a listing their too.

I make sure all my places have dishwashers, main floor w/d hookups (you would be surprised how many women note this near the top of their list), clean working appliances, central heat and air, no carpet, dogs allowed (within reason, no cats I am allergic if they are not kept clean), off-street parking.

I learned a few things while going through this process that I will keep in mind for future deals (much easier to get cosmetic repairs done with minimal surprises vs the bigger repairs due to being stationed overseas with the Military).

So in our rentals we might set other heat source at 60 and let the heat pump do most of the heating but on days like today there is no emergency
