When it comes to managing borrower relationships, a few key strategies can make all the difference.

@Luis Hinestrosa- thanks ....contact your colleagues / friends for lender referals and then contact them with your scenario and questions and then make a decsion ....if a lender knows they have been referred - there is a tendency for them to provide above average  pricing and service 

Another thought/ long term plan I had was to make it a mini unique airbnb multifamily as in, have a silo home, then maybe put an airstream on it and lastly maybe an A-frame cabin.  

For background information, I'm a W-2 contract employee who makes 80k+ a year and I have been working at this job since January of this year.

I do not need a big pitch deck put together - if I need more info I will ask for it but typically first thing I ask for is the proforma - what are the assumptions and review them to make sure they are realistic.Saw a deal about six months where the rents were $600 and they were forecasting $750.  

I am hoping that this, combined with the expected rate cuts, will make it easier to find good LTRs next year.

I’m willing to not make any money off the first deal if the investor is looking to work with me long term.

It's important that you verify the coverage type though as that can make a huge difference.

Making the choice to partner was a no-brainer for me because she likes to do the things that I don’t like to do and vice versa.

At some point I plan to make it a full rental.
