 I agree with Jay, I want to see the numbers, the experience of the sponsor and how much skin they putting in the game. I do not need a big pitch deck put together - if I need more info I will ask for it but typically first thing I ask for is the proforma - what are the assumptions and review them to make sure they are realistic.

Saw a deal about six months where the rents were $600 and they were forecasting $750.  That was the only way the numbers would work and reality was they would not get those rents. I passed. I know someone who did finance it and I asked how its going. They said rents have gone down and the investor is asking for options...

They had a great pitch deck in powerpoint that was all pretty and fancy with photos, what they were gonna do etc. Which is great but to me do the numbers work or not, and what are the levers you can pull if things go wrong.
