For the countertop I wouldn’t recommend quartz due to price and Formica due to chipping and burns.

Being a new property also gives you a boost. having friends that make soap, kombutcha , beer , ect is a pretty awesome way to promote them and give your guests a cool experience.

Pay attention to who is giving you negative advice to determine is it investors who simply don’t like the concept, or investors who were burned by their own missteps or the missteps of those they trusted?

Do you offer incentives or promote anywhere special that works for you?

As much activity and promotion of wholesaling on this site, and others, makes you think it's a completely valid method of doing business. 

If the house burned down then I would get $98,400 minus depreciation.
