Offline Marketing for Apartments

Calling apartment owners or managers that need to market their properties. I know that online advertising is good and we currently do online well. I am looking for alternatives/offline marketing ideas, like banners, bus stop signs, person on corner twirling a sign etc.

What is something you currently do or have seen done "offline"  to drive residents to your property? Do you offer incentives or promote anywhere special that works for you? Share and share alike. Real world examples are the best but I'd take theoretical ideas as well.

@Duane Winkel I wanted to market directly to employees of a nearby hospital which has resulted in 2 doctors and a highly specialized nurse over a two year time period. They have an internal bulletin board and I also informed the HR department. I intend to do it again next time there we have a vacancy in that building.

One of our tenants with a street facing window also puts up a sign which has worked really well for drive bys. It is a 12 unit building that has occasional vacancies. The best tenants have come from these sources, ads in the usual on line places drive lots of traffic and a lot more work weeding out quality candidates.
