DMV - DC, Maryland, Virginia properties🔥

REI newbie here.

What are your thoughts on FHA Loan — 3.5% down payment on a triplex or a four unit property in the DMV area?

The properties that I’ve found are really high in this area.

Those are both parts of the DC area. Realistically for low down payments on a multifamily, you are going to be limited to 2 unit properties because of the FHA self sufficientcy test. Only way you will find something other wise is if you happen to be able to buy a sectiob 8 tenant occupied property, with 1 unit vacant, in the cheaper in price tier 1 section 8 neighborhoods in DC, because of how high the section 8 rents are. But if its not section 8 tenant occupied, they will use market rate rents for the self sufficientcy test and would then fail the test.
