In my experience land lords who have that length of tenant and they can show rent rolls of payments on time are ok with sub market rents because the tenant is so "easy".

There is also a common use roof terrace of another 3000 sf.I got into a mess with my other investments so now I have to exit the project to get cash.I'd hate to sell it as an empty lot.

I would like to outsource this last task, so that I do not need to worry about always being available and within phone service.

The Comps give the property a market value of 200-220 but they are selling as is so they dropped the price.
