@Agustin Rossi  The Home Must Be Your Principal ResidenceTo qualify for the exclusion, you must have used the home you sell as your principal residence for at least two of the five years prior to the sale.

These techniques, while still doable today, had its heyday in the 1970s and early 1980s when double digit interest rates combined with no due on sale clause accounted for the majority of real estate sales activity.  99.9% of loans are such that the lender wants to know the source of the down payment.  

Most areas its the big boys that buy them, especially online sales and I could not find a competitive advantage for myself

I just became licensed (sales associate) in the state of Florida as well.

Make sure the due on sale clause does not apply if you do such a transfer.
