@Harish Pasupuleti As someone who is beginning to invest in real estate for the first time, what is motivating you to invest in a market other than one in your backyard?

It took us 3 months to remove an illegal mentally disturbed tenant from an apartment who was sub-letting from one of the tenants. 

This house was very nice and clean (build later 1980) My tenant recently claimed there is mold on 1fl (it is like basement as there is no window, it is next to garage) When i see, the mold is not only one area but it seems widely spread on the ground floor (laundry room, wall, celiling etc) Since it is OOO investment, it is not easy to deal with mold issue.

I'm also looking for STR insurance and having a hard time finding a company that will insure.

I've decided slowly back away from the industry and repurpose all time and energy into real estate investing. 

I understand there's a one-year waiting period before converting a primary residence into a rental property, but does this same one-year rule apply when converting a rental property into a primary residence.I have another question.

I'd be willing to put in some sweat equity to compensate for your time and training.
