Available options for a 3-unit multifamily that is zoned as 2-unit family Union City
Dear BP forum,
My wife and I are looking at a multifamily in Union City, NJ. The property is zoned as a 2-unit but have 3 independent units to potentially generate rent. Still unclear if we can rezone to 3-unit, but it seems that in that area we cannot have 3-family properties...
In case we can't rezone to 3-unit, what are the legal options available for the 3rd unit? To give more context Unit 1 (1st floor - 5/2), Unit 2 (2nd floor - 3/1) and Unit 3 (3rd floor / attic - 1/1).
Would it be possible to create 1 rental lease agreement for Unit 2 + Unit 3 together, and rent independent rooms at different prices?
