I'd be very interested to hear what other sorts of creative tactics work well to keep GC's motivated throughout the construction process, and hear more about your specific experiences and most challenging projects. 

then they will eventually take a haircut down the line... but I have had no luck figuring out when that will be before the other guy.agents and sellers ALWAYS get pissy about low offers. 

The bank will typically just buy it at the auction if nobody is willing to bid close to market value.Then they'll list it as an REO which opens it up to potential owner-occupants as well as investors.They know what the house is worth and they know we're in a sellers market right now.Unless you're in an area with tons of REO's sitting around it's highly unlikely they will just unload it.

Surely, it is not impossible to find a desperate seller or put in tons of offers on REO properties or something... right?

One of these properties have a motivated seller and I want to jump on it. 

Nevertheless I am motivated and determined to learn.

If you have an inspection contingency, you can request to postpone the closing until the repair items are completed, if the seller agrees.
