New to REI but motivated and dedicated! Tips to start?

Hello all!!

I have done extensive research on REI and am sure that this is the career path I want to take. I have been watching every YouTube video I can, reading as many books as I can, and talking to every investor I encounter. I know that I am not quite ready to start investing myself, as I still need to do my due diligence and really 'gut' the business thoroughly. My main dilemma is determining which method to start with. I'm not sure if I should go ahead and get my RE license to dive into the business while I continue to learn and grow or not? My brother and I really want to go Into this career together, as we have accomplished many things in life together and know that we can create success in this as well. The stopping point, though, is that we can't decide if it would be more beneficial to buy and sell via a lease option, try to house hack, or get into multi-family residents? I know there are many pros and cons to every strategy, and we are open to all suggestions and strategies, but through the research we have done we seem to find these three to be the most promising when starting out. I am just curious as to see what those of you who have done and experienced it yourselves would recommend to be the best, most efficient way to begin this incredible journey trough REI! Thank you all for all the wonderful Information you offer :)
