I started investing by pulling pre-foreclosure notices from our county and door-knocking, mailing marketing pieces to them and to probates, handwriting marketing letters, putting flyers out.

They have notified you that they're moving out and you must now diligently look to fill the vacancy with a qualified tenant.

So basically you can kill two birds with one stone, by finding vacant or ugly houses to mail too and build your potential buyer list.Also, just curious how your market is down there?
