Hi Everyone! I'm a new BP member and I may as well say I'm a newbie to investing as well. I had a couple of investment properties back in the 1980's which I sold, and I've done nothing since except read. I should really know a lot by now. lol Now that I find myself in my senior years and not wanting to work in my 40-hour-per-week job for the rest of my life, it's time to revisit my old love...real estate! My goal is to replace my 40-hour job with passive income from buy and hold SFHs and/or small multiple-family properties. Also, I want to be able to contribute significantly to two non-profits that are important to me. Since I'm cash poor and my only asset the equity in my home, wholesaling seems to make the most sense to start. I'm beginning to think about senior-friendly housing as a niche, but really haven't done the research on that yet. I love the hunt, and research, and I'm very analytical. I can talk to people, and they sense they can trust me (which they can), so rapport is never an obstacle for me. Being cash poor, my method for finding properties is driving for dollars and talking to neighbors. I need to gather better resources for comps and property histories. Also, I need to connect with contractors who can provide good detailed estimates of repair costs. I do not want to wholesale a property that I would not want to buy myself if I had the means. I would welcome the opportunity to connect with investors in north Columbus to learn what their purchase criteria is. Really looking forward to renewing this adventure! Real Estate is the only investment of money or time in my life that was good to me. I should never have left it!
